April Project Update: Planning Wins, New Deals, and Investment Opportunities

As we enter the second quarter of 2025, we’re pleased to share some exciting progress across the Aurovia Ventures portfolio. From planning breakthroughs and project launches to strategic acquisitions and sales activity, April has marked a month of high energy and forward movement.


We remain fully focused on our commitment to building high-quality, community-centred homes while creating strong returns for our investment partners. With our "40-for-40" mission well underway (scroll down for the latest figures), there’s never been a better time to be part of the journey.

Investment Opportunities


New Portfolio Acquisition: Sussex

We’ve secured an option to purchase a portfolio of 20+ properties in Sussex, combining excellent cashflow potential with opportunities for refurbishment and resale.


Some units will be retained for rental income, while others will be strategically flipped for capital growth.


📌 Funding Required: This project will need a modest level of external funding, and monthly returns are expected to be paid from portfolio cashflow.

Bognor Regis: Supported Living Projects (x2)

Our two supported living schemes are moving through the planning system – one in full planning, the other at pre-app stage – with expected outcomes due late May.


We now have confirmation of interest from a registered provider and await commissioner support to progress. One project is expected to complete in June, the other will follow post-planning.


📌 Funding Required: These are part-funded schemes, contingent on formal contract signing with supported living providers.

Wigan: Tudor House Hotel

After a lengthy process, we’re delighted to confirm planning has now been granted to convert Tudor House into a 15-bedroom premium co-living HMO with 2 commercial units.


Build quotes are currently being finalised, and our delivery team is preparing for the next phase.


📌 Funding Required: We are seeking additional investment to support the conversion stage.

Current Projects


Brighton Flip #1: Terminus Road

Renovation is progressing well and we anticipate bringing the property to market within the next few weeks. It’s looking excellent, and we’re confident it will deliver a strong result.

Kent, Sittingbourne: London Road (HMO #2)

Construction has commenced on this exciting co-living development. Our team is actively progressing with contractor quotes and early works.

Kent: Radfall Road

This property is now back on the market after we chose to withdraw from an unresponsive buyer. With anticipated base rate reductions on the horizon, we expect mortgage activity to rise and new buyer interest to follow.


📌 Pending Sale: The sale of this asset will unlock capital and enable us to progress new projects.





Recently Completed Projects


Portsmouth: London Road

This high-quality co-living scheme is on track for completion in mid-May, with lettings to begin in June. We’re thrilled with how this project has come together and can’t wait to share final photos soon.

Kent, Sittingbourne: Albany Road (HMO #1)

Now largely tenanted and with planning granted, we’ve moved into the refinance phase to unlock equity and support future activity.


Albany Road: Property Development. Modern bedroom with a double bed, striped throw, and pillows. Adjacent en-suite shower with black tiles. Neutral tones, cozy ambiance.



No Longer Progressing


Brighton Flip #2

Despite being ready to exchange, this project was gazumped at the last minute. While frustrating, we’ve responded quickly and redirected resources to other promising opportunities.


Strategic Progress – 40-for-40 Goal


We’re proud to share that we’re over halfway to our 2025 target of securing 40 units across our portfolio.


  • Over 50% of units have already been agreed.

  • Once planning is granted on our supported living schemes, we’ll add another 12 units, putting us on track to exceed our goal.
