What We Do

Aurovia Ventures acquires, develops and manages residential property across the South East of England. With £19m GDV delivered to date and a £44m pipeline of committed acquisitions, we offer investors access to a diversified, income-generating portfolio — without the operational burden of direct property ownership.

How We Operate

Our asset management model follows a proven cycle across every acquisition:

AQUIRE

We source off-market and on-market opportunities, targeting properties and portfolios below market value where we can add measurable upside through refurbishment, planning gain, or operational improvement.

DEVELOP

Our in-house team manages all works from design through to completion. We specialise in HMO conversions, commercial-to-residential schemes, and multi-unit freehold block refurbishments.

MANAGE

Completed properties are either retained in the portfolio for income or sold to release capital for reinvestment. Retained assets are managed by specialist operators across student, professional, and supported living sectors.

OPTIMISE

We continuously review the portfolio to maximise returns — refinancing to release equity, disposing of lower-yielding assets, and redeploying capital into higher-growth opportunities.

Co-Living & Professional HMOs

 

Premium shared houses designed for young professionals, with en-suite rooms, high-spec communal areas, and strong rental yields. Our flagship format, branded as Next Level HMO®.

 

Student HMO Portfolios

 

Purpose-managed student housing near the University of Brighton and University of Sussex. Acquired as portfolios and professionally managed for consistent academic-year income.

 

Multi-Unit Freehold Blocks (MUFBs)

Freehold buildings containing multiple self-contained flats. We acquire below market value, refurbish to uplift rents, and refinance to release investor capital.

 

Commercial-to-Residential Conversions

 

Transforming underused offices, hotels and commercial buildings into residential accommodation. These projects typically offer the highest margin through planning and use-class uplift.

Government-Backed Housing

Supported living schemes delivered in partnership with registered providers. These offer long-term, index-linked income with strong social impact.

Tier 1: Fixed Term Loans

A hands-off, secured investment. You lend capital to Aurovia Ventures at a fixed rate of return for an agreed term, typically 12 months. Your capital is deployed into our portfolio of residential acquisitions and developments, and you receive regular updates on how your funds are being used.

Interest is paid monthly or rolled up and paid at maturity alongside your capital. All loans are secured against property assets within the portfolio.

Investment range: £50,000 – £500,000

Term: 12 months (extensions available by agreement)

Returns: From 8% per annum

Security: Secured against property assets

All investors receive regular project updates, financial reporting and invitations to site visits as standard.

Tier 2: Joint Venture Partnerships

For investors seeking higher returns and willing to share in both the upside and the risk, we offer equity partnerships on specific deals or across a tranche of the portfolio. You co-invest alongside Aurovia, sharing profits on completion or through ongoing income.

Joint ventures are structured on a deal-by-deal basis with bespoke terms agreed before capital is committed. Investors receive full transparency on project finances, timelines and exit strategies.

Investment range: £100,000+

Returns: Equity share of profits (typically higher than fixed-term loans)

Structure: Bespoke terms agreed per deal

Tier 3: Portfolio Participation

For investors who want exposure to the whole Aurovia portfolio rather than a single deal, we offer portfolio-level participation. Your capital is deployed across multiple assets and asset types, giving you diversified exposure to our residential portfolio across Sussex, Hampshire, and Devon.

This suits investors who value diversification and want their capital working across the full range of our activities — from student HMOs to MUFB refurbishments to commercial conversions.

Investment range: £250,000+

Returns: Blended returns across the portfolio (structure agreed individually)

Diversification: Exposure across multiple asset types, locations and tenancies

How It Works

We work with a select group of investors who share our long-term view on UK residential property. The process is straightforward:

  1. Introduction call: We talk through your investment goals, preferred structure, and current opportunities in the portfolio.

  2. Due diligence: You receive our confidential investor pack with property-level detail, financials and projected returns. We welcome questions.

  3. Agree terms: We formalise the investment structure, security, and return profile in a heads of terms document reviewed by both parties’ solicitors.

  4. Deploy capital: Funds are deployed into the portfolio. You receive regular updates, site visit invitations, and full transparency on your investment.

  5. Returns delivered: Capital and returns are paid at the agreed intervals or at maturity, depending on the structure.
