May Project Update: New Completions, Planning Wins & Specialist Housing Progress

May has been another active and productive month across our projects, with one new site completed, another weeks from resale, and major steps forward on our supported housing schemes.
We’ve also seen exciting results from our first solar battery install in Portsmouth, exchanged on new developments in Brighton, and begun work on future planning submissions in Kent. With completions, new acquisitions, and strategic planning advances, we continue to expand our footprint across the Southeast.
Here’s a breakdown of what’s been happening across our sites, what’s new in the pipeline, and what’s coming next.

Current Projects
Wigan: Tudor House Hotel
We’ve appointed our preferred contractor and will be starting on site in June. Final touches to the spec and value engineering are being signed off, and we’re just weeks away from beginning to bring this 15-bed co-living scheme to life.

Brighton Flip #2: Shaftesbury Road
We’ve exchanged and completed on a one-bed flat, which we’ll convert into a two-bed. We’ve also acquired a share of the freehold. Works started this week with asbestos removal and strip-out underway. The build is expected to take around three months.
Purchase Price: £147,000
Anticipated GDV as a 2-bed: Late £200Ks to early £300Ks
Supported Housing Developments
Bognor Regis: Site #1
We’ve officially exchanged on our first specialist supported housing scheme. We secured improved lease terms with a national registered provider and local care provider, boosting our projected GDV by an additional £100,000.
Planning is expected to go through this month via prior approval, with works commencing late July or early August. The property will deliver six self-contained supported flats.

Bognor Regis: Site #2
We’ve received pre-app feedback. While unit numbers have been supported, design elements require revision. These changes are manageable, and we’re preparing to submit the full application.
The vendor has made some last-minute adjustments to terms which we’re working to resolve. Once agreed, we’ll exchange subject to planning and move forward with submission.
Recently Completed Projects
Portsmouth: London Road
This project is now complete and will soon be showcased with photos and video content. This marks our first installation of solar and battery storage, and the performance has exceeded expectations. The system is already selling energy back to the grid during the day and recharging by night – a real step forward in energy-efficient co-living.

Strategic Progress: New Deals in the Pipeline
We’re actively progressing two new deals in Brighton. Both involve HMO conversion and title splits, and while heads of terms were agreed, further due diligence has revealed more extensive works than anticipated.
We’re currently renegotiating to ensure the projects remain viable. These could represent strong value-add opportunities if aligned correctly.
