    Our 13-bed co-living eco HMO in Portsmouth is quickly coming together, and there are some exciting updates to share this month. This development is designed for maximum sustainability, targeting an impressive EPC rating of A , making it an eco-friendly and energy-efficient property. Let’s take a closer look at what’s been happening on-site. Solar Panels & Exterior Progress The scaffolding is set to come down soon, and we’ve just had solar panels installed  on the roof. Once hooked up, they’ll provide a significant boost to the property’s sustainability credentials. Energy-Efficient Systems We’ve got two MVHR (Mechanical Ventilation with Heat Recovery) systems  going in, which will filter and warm fresh air throughout the building, maintaining a comfortable and energy-efficient environment. Main Kitchen & Communal Spaces Kitchen units are being installed quickly, with all trims being added for a clean, polished finish. Fire doors are fitted throughout the corridors, ensuring safety and compliance. The downstairs area is currently a workspace for trades, but we’re moving fast towards the final fit-out. Bedrooms & En-Suites The lower floors are seeing rapid progress, with plastering completed in the final bedroom where the old water main was removed. Room Designs & Colour Palettes Each bedroom has been carefully designed with its own colour scheme: A mix of neutral tones on the lower floors for a calming atmosphere. Rich royal blue and navy accents on the mid-levels for a sophisticated touch. A bold rusty red and blue combination in selected rooms for a modern, striking look. Premium En-Suites Each room features a private en-suite, with premium fixtures and a mix of spacious showers and even a bath in the largest room. Black-framed shower screens add a sleek, contemporary feel. What’s Next? Complete the remaining kitchen installations. Finalise en-suites and built-in furniture. Decorate and furnish the bedrooms. Attention to Detail:  Door stoppers added to prevent clashes, ensuring a clean, polished look. Middle Floor: Carpets, Wardrobes, and Final Decorating Bedroom Wardrobes Installed:  Shelving and hanging rails are fitted, providing plenty of storage space. Bathrooms Almost Complete:  Plumbing and final touch-ups underway, with shower screens and mirrors being installed. Carpets Laid:  Soft, durable carpets across all rooms for comfort and style.     Our London Road development is now in the final stages, with all major installations and finishes nearly complete. Here’s a look at the latest progress on-site. Final Decorating & Furnishings Bedrooms Decorated:  All rooms are fully decorated, with wallpapers and feature panelling set to be completed next week. Corridors:  Painted but awaiting a final coat to keep them fresh after any final touches. Wardrobes Installed:  All wardrobes are in place, with doors fitted and furniture beginning to arrive. Bathrooms Complete:  Fully fitted with basins, showers, and toilets, ready for residents. Kitchen & Living Spaces Main Kitchen Complete:  Worktops are fitted, cupboards are installed, and all finishing touches are done. Appliances Arriving:  Scheduled for next Monday, with plumbing connections set to follow. Heat Pumps Connected:  These are now plumbed in and will be commissioned on Thursday.     May has been another active and productive month across our projects, with one new site completed, another weeks from resale, and major steps forward on our supported housing schemes.   We’ve also seen exciting results from our first solar battery install in Portsmouth, exchanged on new developments in Brighton, and begun work on future planning submissions in Kent. With completions, new acquisitions, and strategic planning advances, we continue to expand our footprint across the Southeast. Current Projects Wigan: Tudor House Hotel We’ve appointed our preferred contractor and will be starting on site in June. Final touches to the spec and value engineering are being signed off, and we’re just weeks away from beginning to bring this 15-bed co-living scheme to life. Brighton Flip #1 : Terminus Road We’re around two weeks away from completion. The property will be brought to market by the end of June for pre-sale. Brighton Flip #2: Shaftesbury Road We’ve exchanged and completed  on a one-bed flat, which we’ll convert into a two-bed. We’ve also acquired a share of the freehold. Works started this week with asbestos removal and strip-out underway. The build is expected to take around three months . Purchase Price:  £147,000 Anticipated GDV as a 2-bed:  Late £200Ks to early £300Ks Supported Housing Developments Bognor Regis: Site #1 We’ve officially exchanged on our first specialist supported housing scheme. We secured improved lease terms with a national registered provider and local care provider, boosting our projected GDV by an additional £100,000. Planning is expected to go through this month via prior approval, with works commencing late July or early August. The property will deliver six self-contained supported flats. Bognor Regis: Site #2 We’ve received pre-app feedback. While unit numbers have been supported, design elements require revision. These changes are manageable, and we’re preparing to submit the full application. The vendor has made some last-minute adjustments to terms which we’re working to resolve. Once agreed, we’ll exchange subject to planning and move forward with submission. Recently Completed Projects Portsmouth: London Road This project is now complete and will soon be showcased with photos and video content. This marks our first installation of solar and battery storage, and the performance has exceeded expectations. Investor Returns Returns for our investment partner are expected to fall between 15% and 35% , depending on final lease terms and construction costs.
